Unity Pro License

I've looked over the licensing / purchase info, but it doesn't explain a number of things. Under the Pro license, it says (or implies) that this license is for companies or other entities with revenues of over $100,000 per year - which is confusing, since it seems to imply that other people don't need to purchase a license for the Pro version ? Also, an "educational license" is mentioned. I assume this would be a free version of Unity Pro for educational or non-profit organizations?

If you made less than $100,000, then you can buy Unity Pro. If you made over $100,000, then you must buy Unity Pro.

No, if you make more than $100,000 with the free version of Unity you have to buy a Pro license.

They want people to contact them about educational licenses because they tailor the cost to your situation. I wouldn't assume it's free.

An personal educational Unity Pro license, for an individual student, is $99 if you live in the US.

You only get the Pro version if you purchase the Pro version license. Otherwise after 30 days your Pro trial will expire and you'll be limited to the Free version and no longer have access to the features the Pro version offers.
